The City Council adopted Title 21 - Sammamish Development Code (SDC) by Ordinance 2021-540 on December 14, 2021, completing the Phase 2 Development Regulations Updates! The new regulations took effect on January 1, 2022 and can be found by visiting the Sammamish Development Code page on the City's website.

*Generally speaking, projects that have submitted complete applications prior to January 1, 2022, are not subject to language that was amended or added by Ordinance 2021-540, however there are exceptions. Please see City's vesting standards here to understand how your application is impacted

What the regulation update addressed

The City of Sammamish updated development regulations for residential zoning and creating a unified development code. The code updates addressed topics such as the design of residential subdivisions, protection of natural features, construction monitoring, code enforcement, and residential street standards.

The City, through consultation with the Planning Commission and City Council, identified eight topic areas to address in the Phase Two development regulations update.

Scope

This project was limited to the residential zones as shown in the zoning map below. Residential zones are highlighted in yellow and orange. This project did not include the Town Center or the commercial districts.

How did the public provide input?

Online Survey

An online survey conducted in late 2020 was focused on obtaining public input on the biggest issues and challenges with residential development and opportunities for improvement. The survey includes a variety of question types including ratings, multiple-choice, and/or rankings. The survey is not intended to be statistically valid and is expected to provide primarily qualitative information to inform the development regulations update.
